Tucked away in the picturesque slopes of Sandy, Utah—10 minutes from ski resorts—this dilapidated 1970’s home was on the brink of demolition. With a lean budget of $200K and a nail-biting 90-day timeline, the mission was clear: revive the exterior and turn the property into a stunning, energy-efficient short-term rental for business travelers and ski enthusiasts. Nearly 90% of the transformation took place on the outside, pushing the limits of ingenuity and craftsmanship. From gutting the home down to the studs to wrapping it for a complete thermal break, every detail of this project had to serve form, function, and the bottom line. Installation includes all-new cladding, energy-efficient windows and doors, and safety upgrades. Midway through the project, a major setback was discovered requiring a pivot, and the team fast-tracked a full electrical upgrade, added a high-end HVAC system, and incorporated an ERV unit Against all odds, the project wrapped 10 days ahead of schedule at just $10K over budget, with one final jaw-dropping reveal. The home’s energy efficiency skyrocketed—from a pre-construction blower door rating of 7.2 ACH to an impressive 3.8 ACH. And all of this was achieved without touching the interior!
